Welcome to Blue Springs Bungalow! We’re thrilled to have you as our guest. To ensure a pleasant and safe stay for everyone, please read and agree to the following terms and conditions. By booking and confirming your reservation, you acknowledge and accept these terms.

Thank you for choosing to stay with us! We hope you have a wonderful and memorable trip. If you have any questions during your stay, please don’t hesitate to contact us.

1. Booking and Payment

Reservation Confirmation: All reservations are confirmed upon receipt of full payment or a specified deposit. You will receive a confirmation email with your booking details.
Payment: Payment methods accepted will be specified during the booking process.
Pricing: All prices are as quoted at the time of booking and are subject to change without notice until a reservation is confirmed. Additional fees (e.g., cleaning fees) will be clearly outlined.

2. Check-in and Check-out

Check-in Time: After 4:00 PM on your arrival date.
Check-out Time: Before 11:00 AM on your departure date.
Self Check-in: You will check in using a keypad for your convenience.
Late Check-out/Early Check-in: Requests for early check-in or late check-out must be approved in advance and may be subject to an additional fee. Unauthorized late check-outs may incur additional charges.

3. Cancellation Policy

Our cancellation policy will be detailed at the time of booking. Generally, cancellations made within a certain timeframe prior to arrival may incur a cancellation fee or result in forfeiture of the deposit/payment. We highly recommend purchasing travel insurance.

4. House Rules and Occupancy

Treat Our Home with Care: You’ll be staying in someone’s home, so please treat it with care and respect. Do not rearrange furniture. Please report any accidental damages immediately so we can address them promptly.
Maximum Occupancy: The maximum number of overnight guests allowed is 10 (ten). This limit includes adults and children.
No Unregistered Guests: Only guests included in your confirmed reservation are permitted to stay overnight.
No Parties or Events: For the comfort and safety of all, and to respect our neighbors, parties, large gatherings, or events are strictly prohibited. Unauthorized parties will result in immediate termination of the reservation without refund and may incur additional charges.
Quiet Hours: To ensure a peaceful environment for our neighbors, please observe quiet hours between 10:00 PM and 8:00 AM. This includes loud conversations and music outdoors.
No Smoking: Smoking of any kind (cigarettes, cigars, vapes, etc.) is strictly forbidden indoors. A minimum $100 additional cleaning fee will be charged for any evidence of smoking indoors.
Commercial Photography: Commercial photography is allowed on the property.

5. Pets

No Pets Allowed: We love animals, but unfortunately, we cannot accommodate pets at this property.

6. Damages and Liability

Guest Responsibility: Guests are responsible for any damage to the property, furnishings, or amenities caused by themselves or their invitees during their stay.
Security Deposit: A security deposit may be required, which will be refunded after inspection of the property following your departure, provided there is no damage.
Limitation of Liability: The owners of Blue Springs Bungalow are not responsible for any accidents, injuries, or illnesses that occur while on the premises. We are not responsible for the loss of personal belongings or valuables. Guests are advised to secure their belongings. Guests acknowledge that Blue Springs Bungalow maintains liability insurance as required by Tennessee law.

7. Cleaning and Maintenance

Departure Cleaning: A standard departure cleaning is included in your rental fee.
Waste Disposal: Please help us with proper waste disposal. Gather all trash from inside and place it in the large bin near the driveway.
Maintenance Issues: Please report any maintenance issues or problems with the property promptly so they can be addressed.

8. Safety & Security

Lock Up: For your safety and the security of the property, please ensure all doors and windows are securely locked whenever you leave the house and at night.
No Illegal Activities: Any illegal activities on the premises are strictly prohibited.
Local Emergency Services: In case of an emergency (Police, Fire, Medical), dial 911.
Fire Safety: Familiarize yourself with the location of fire extinguishers (located UNDER KITCHEN SINK) and smoke detectors. The property is equipped with smoke alarms and carbon monoxide alarms as required by Tennessee law. Do not tamper with smoke detectors.

9. Check-out Procedures

We greatly appreciate it if you could complete these few simple tasks before you leave:

Gather all trash from inside and place it in the designated large bin near the driveway.
Load and start the dishwasher with any used dishes.
Ensure all windows and doors are closed and locked.
Strip bedding from any and all beds that were used and place them on the floor near the bed.
Turn off all lights.
Lock all doors and ONLY LOCK DEADBOLT Smartlock on the front door (Press and Hold Check Mark button). DO NOT lock the bottom regular knob lock.

10. Parking

On-site Parking: Parking is available for up to 4-5 vehicles in the parking area and driveway.
Additional Trailer Parking: The marina has overflow trailer parking just past our main driveway (approximately 100 ft away).

11. Other Important Notes

Door Access: Use the smart lock only to lock the main front door. Do not lock the regular bottom knob lock.
Septic System: We have a septic system. Please flush only toilet tissue. Any other personal hygiene items need to be disposed of in the bathroom trash.

12. Governing Law

These terms and conditions shall be governed by and construed in accordance with the laws of the State of Tennessee, United States.

13. Acceptance of Terms

By completing your reservation and occupying Blue Springs Bungalow, you signify your full agreement to these terms and conditions.
